Midland Heart has published its latest Environmental, Social & Governance (ESG) report, a one-stop shop of the organisation’s ESG principles, priorities and performance.
14th Oct 2025 - Corporate news
With a strong emphasis on tenant-led sustainability, Midland Heart has significantly enhanced the energy efficiency of its 34,000-home portfolio, achieving a minimum EPC rating of D across all properties, and with nearly 80% now rated EPC C or above, five years ahead of government targets.
The organisation has committed to a £300 million investment programme over the next five years, many of which are century-old, terraced properties that present complex retrofit challenges. This transformational programme will not only boost energy performance but also modernise interiors, enhancing comfort and quality of life for residents.
This sits alongside Midland Heart’s ongoing housing delivery strategy, which has added 4,000 new homes to the Midlands housing landscape between 2020 and 2025, with a further minimum delivery of 2,250 homes forecast for completion by 2030.
The organisation also continues to contribute to the region’s neighbourhoods and local economy, delivering over £33million in social value across key investment areas and tenant support services, according to social enterprise agency HACT.
As with its sustainable practices, the tenant voice remains central to Midland Heart’s governance, as reflected in its C1 consumer rating from the Regulator of Social Housing. The organisation continues to demonstrate strong leadership and financial resilience, retaining its G1 governance, V1 viability and A1 credit ratings, clear indicators of its commitment to robust corporate governance and putting tenants at the heart of decision-making.
I’m encouraged by the steps Midland Heart have taken to invest in creating an organisation that is resilient and sustainable for years to come. Improving the energy performance of homes and involving residents in shaping decisions that affect their lives. It’s clear that ESG isn’t just a corporate issue, it’s a commitment to doing right by the people and spaces that matter most.
Trevor Stanley, Midland Heart tenant and Chair of the organisation’s My Impact group
Our commitment to environmental, social and governance values are woven into everything we do to support our tenants and communities. It’s about helping people navigate the cost-of-living crisis, making homes more energy-efficient and affordable to heat, and being open and accountable in how we operate.
And we have made great progress. From upgrading homes to meet high energy standards well ahead of government targets, to championing transparency and ethical governance, as reflected in our top-tier regulatory ratings, we remain focused on making a meaningful impact.
